The Install Lead is also responsible for overseeing the work of the HVAC Install Apprentice to ensure the work is performed correctly. This full-time position comes with required occasional additional hours, and competitive wages from $90-$120,000 a year!!!

JOB RESPONSIBILITIES:

  • Install HVAC related equipment and accessories in accordance to the manufacturer’s specifications.
  • Install gas lines, flue pipes, and wiring for both high and low voltage wiring applications as well as run flue liners.
  • Install copper refrigerant lines to air conditioning units, including soldering and brazing.
  • Design, fabricate and install various ducts and duct fittings as necessary.
  • Properly connect gas lines to heating equipment.
  • Perform start-ups on heating, cooling systems and other components.
  • Perform limited diagnostics, as necessary.
  • Train, coach and mentor apprentices.
  • Braze copper joints without leaks.
  • Pull vacuums on refrigerant systems and test for tightness.

Reporting Relationships:

The Assistant Maintenance reports to the Property Manager with oversight from the Lead Maintenance.

Essential Duties and Responsibilities:

  • Receives “make ready” assignment; gathers all necessary tools, equipment, and supplies needed to make an apartment unit available to rent.
  • Checks air conditioning unit, heating unit, water heater, and all appliances; makes minor repairs if needed; contacts Lead Service Technician for more extensive repairs or replacements.
  • Checks lighting and plumbing fixtures; makes minor repairs and replacements as needed.
  • Repairs or replaces baseboards or trim as needed.
  • Checks all doors and windows and re-keys all locks.
  • Repairs holes in walls and performs painting duties as needed.
  • Responds to service calls to make less technical repairs or replacements; assists Lead Service Technician as needed.
  • Performs pool maintenance and landscape duties as needed, including pressure washing and cleaning.

Requirements

Required Qualifications:

  • Ability to read and understand written instructions and complete standard paperwork.
  • Able to work in moderately difficult environments and to regularly lift items weighing up to and occasionally above 50 lbs.

Position Overview:

The Maintenance and Facilities Manager is responsible for managing all installation, repair, and upkeep operations of our company’s facilities and equipment. Your duties will include maintaining machinery, planning repair activities, and developing maintenance procedures.

Job Description Summary:

Provides leadership, direction and oversight for the physical condition, appearance, and operational efficiency of the property, ensuring a safe and attractive living environment for residents and a great place to work for associates, exceptional quality and service, sustained resident satisfaction and associate engagement.

Job Responsibilities:

  • Ensures timely, accurate, and high quality completion of resident service requests.
  • Contributes to marketing efforts and resident satisfaction by providing excellent customer service; communicates effectively, appropriately, and courteously with residents, associates, management and guests to ensure that all areas of concern are addressed promptly and professionally.
  • Identifies and completes or oversees completion of routine, preventive, scheduled, and emergency maintenance repairs, as well as general upkeep tasks throughout the community and on all equipment; maintains appropriate logs and records.
  • Effectively manages all maintenance associates; ensures they are fully trained and that all job responsibilities are completed in a timely and efficient manner.
  • Oversees apartment turnovers. Repairs, renovates, paints, and cleans vacant apartments.
  • Ensures that all areas are kept safe, tidy and free of trash, debris and animal waste, including the cleanliness of the dumpster areas, as well as the necessary preparation of dumpsters for trash pick-up.
  • Continuously monitors all areas of the community and grounds to ensure they are properly and safely maintained; advises management of any areas needing attention.
  • Maintains landscaping including watering of the flowers; performs snow removal as needed.
  • Complies with all policies and procedures and external regulatory requirements; ensures solid understanding of operational and human resources policies and procedures.
  • Resolves complex or advanced service issues including sensitive communications with residents.
  • Contributes to the annual budget planning process; maximizes the appeal of the interior and exterior appearance/condition of the property within the parameters set forth in the annual budget; ensures all required and necessary service contracts are in place and renewed annually such to optimize service while minimizing expense; purchases equipment/supplies in accordance with established budgets, and purchasing policies and procedures.
  • Responds timely, appropriately and courteously to emergencies.
  • Develops and delivers formal and informal training to associates throughout the company as assigned.
  • Participates in and attends all required in-service training sessions.
  • Supports other communities as assigned by management.
  • Other duties as assigned.

Supervisory Responsibilities:

Manages the maintenance department which may include: Senior Maintenance Technician(s), Maintenance Technician(s), Maintenance Apprentice(s), and/or Porter(s). Carries out supervisory responsibilities in accordance with company policies and applicable laws. Responsibilities include interviewing, hiring, and training associates; planning, assigning, and directing work; appraising performance; rewarding and disciplining associates; addressing complaints and resolving problems.

Qualifications

Essential Skills, Experience and Talents:

  • Minimum three years as a maintenance technician or other applicable experience; prior supervisory experience preferred.
  • Extensive knowledge in areas such as carpentry, plumbing, electrical, HVAC, equipment repair, and painting.
  • EPA Section 608 Technician Certification- Type II or Universal Certification (or ability to obtain within 90 days of employment).
  • Ability to demonstrate proficiency in the use of hand and power tools.
  • Ability to lead, direct, and motivate others to innovate and excel.
  • Ability to work in a fast paced environment demonstrating strong organizational and follow up skills along with an ability to manage multiple priorities.
  • Strongverbal and written communication skills with the ability to interact, in English, with a diverse group of associates, residents and external agencies.
  • Ability to read, in English, at a level sufficient to understand policies and procedures, safety notices, general business correspondence and/or documentation.
  • Excellent interpersonal skills. Positive attitude, enthusiasm and energy. Strong customer service orientation to older adults.
  • Strong attention to detail.
  • Proficiency with basic computer keyboarding and navigational skills.
  • High School Diploma or G.E.D.

The Maintenance Supervisor performs a wide variety of maintenance, supervisory, and administrative tasks as required. This position is a “working supervisor” position; therefore, the Maintenance Supervisor can expect to be involved directly in completing various maintenance or repair responsibilities, including but not limited to: performing tasks related to the repair and maintenance of the buildings, grounds, mechanical, plumbing, HVAC, electrical, and electronic systems of the property; responsible for ensuring upkeep and pleasant external appearance of the property. 

The Maintenance Supervisor must accomplish these responsibilities by creating a positive work environment; building relationships with the service team, contracted vendors, and all other property teams and residents; exercising good judgment; delivering outstanding customer service; and actively participating on the community management team.

Essential Job Functions:

  • Oversee work of all vendors contracted to do work on or provide services for the physical facility. Develop positive relationships with vendors, keeping in mind the best interests of the property and residents.

  • Select, train, supervise and evaluate Maintenance Technicians, Groundskeeper, Work Study Student Residents and Housekeeper (note that all positions do not exist at all properties)

  • Manage the work flow of service requests and other related tasks in order to ensure the smooth operation of the property; ensure that service requests are received in a timely and orderly manner from office team. 

  • Assign workload to self and team, ensuring that office staff have the information and tools they need in order to respond effectively to questions from residents, particularly if the repair will be delayed; review documentation of work completed at the end of the day, and document this information in accordance with company standards.

  • Assess performance of maintenance team in completing service requests, including whether a call back is necessary, efficiency of staff, their problem-solving skills of staff, and any feedback from residents or the GM.

  • Manage areas of the budget related to facilities; be aware of overall monthly expenses to ensure that expenses are in line with what is budgeted; discuss in advance with GM if expenses may exceed the amount budgeted for the month.

  • Review Turn Manual with GM and begin to plan for the Turn process and ensure that all tasks within the scope of responsibility of the Maintenance Supervisor are completed within established timelines.

  • Obtain and evaluate necessary bids from vendors with the assistance of the GM. Bids will be based on any applicable specifications for the work to be completed.

  • Ensure that other maintenance, grounds, housekeeping and student team members are trained for their responsibilities during the Turn process. Involve them in the planning where appropriate. 

  • Assign work to vendors during the Turn process adhering to corporate standards and using what is known about the vendor and their workforce; maintain ongoing positive communication with selected vendors and provide them with necessary information throughout the Turn planning and implementation processes.

  • Review the work of vendors while they are on site and immediately discuss any concerns. Inspect work when completed to determine if it meets the specifications and any other applicable standards.

  • Meet with the GM and any other appropriate staff after Turn to evaluate and ensure that any comments are noted in writing, in order to assist with planning for the following year.


Job Skills/Knowledge:

  • Knowledge of MS Office applications and computer technology skills 
  • Strong verbal and written communication skills

  • Strong problem solving, organizational and customer service skills

  • Ability to effectively supervise and motivate staff members
