What will I do in this role with Judson?

As the Maintenance Director, supporting our mission will include the following responsibilities:

  • Preventive Maintenance: This entails keeping the equipment working through servicing equipment according to the manufacturer's recommended preventive maintenance schedule.
  • Corrective Maintenance: Corrective maintenance entails the repair of broken equipment. Replace, repair or rework broken parts to assure that the equipment is in good working order.
  • Overhaul Maintenance: Overhaul maintenance entails taking equipment off the line and replacing or rebuilding as necessary.
  • Construction: Construction entails adding on to or refurbishment of portions of the facility or the installing of new equipment that will compliment the basic plant already there. Construction Maintenance requires special planning.
  • Emergency Coverage: Able (24 hours a day) to respond to emergencies. Will carry a pager for notification.
  • Inventory: Maintain a revolving inventory of all parts or items that are repeatedly and frequently used in maintenance. Keep inventory records.
  • Budget: Achieve the desired quality while staying within budget. Also, consult with the VP of Operational Services before incurring large expenditures (unless required for an emergency). Prepare the annual budget for the maintenance department.
  • Personnel: Interview, recommend for hiring and train all new maintenance personnel.
  • Staff Meetings: Attend weekly staff meetings where, through joint discussion, interdepartmental issues are discussed.
  • Reporting to Other Departments: In the case of a request for services to be rendered by another department (housekeeping, dining, nursing, etc.), maintenance will immediately refer to the appropriate department through inter-office mail or voicemail.
  • Cooperation: Cooperate with all residents and employees who use the Maintenance Request Form in a way that all routine requests are handled methodically and all emergency requests are handled immediately. All questionable requests are to be referred to Administration.
  • Scheduling: Staff and assign duties to fulfill all areas of responsibility.
  • Evaluations: Evaluate each worker according to the policies of the maintenance department, the residents' reactions and personal observation. Encourage improvement and discourage unsatisfactory performance. Cooperate with Union personnel (if Unionized) and the Administration in correcting disallowed behavior. Follow basic human rights principles in disciplining. Encourage others to work harder by promoting those who excel in work and by keeping unrelated personality aspects out of promotion.
  • Other duties as assigned.

What do I need for this role with Judson?

  • High school diploma/GED required.
  • At least 5 years of experience in maintenance OR seven years of experience in construction (electrical, pipe fitting, plumbing and/or HVAC) required.
  • Strong knowledge of OSHA required.
  • Computer literacy, including strong skills in Microsoft Office products (Excel, Word, PowerPoint, etc.) required.

Detailed Description

DUTIES: Performs preventative, predictive maintenance work and emergency repairs on all equipment maintained by Facilities Maintenance; repairs and troubleshoots damaged, worn out or malfunctioning equipment, and/or facilities; assists Facilities Manager and Maintenance Leader in designing, laying out and carrying out new projects; oversees work of, and provides information and assistance to, Maintainers, Maintenance Helpers and Janitorial Staff when required; assists with the identification, purchasing and stocking of needed parts and supplies; performs other duties of a similar nature as may be required.

Job Requirements

Applicants must have a high school diploma or its equivalent and must have completed course-work in areas such as basic and advanced electrical circuits, both AC and DC, plumbing, heating, ventilation and air conditioning, hydraulics, carpentry, masonry, etc. Applicants must have four (4) years of verifiable experience in facilities maintenance work including experience troubleshooting and maintaining hydraulic lifts, heating, ventilation, and air conditioning systems, vehicle wash racks, overhead doors, fluid dispensing units, lighting systems, plumbing systems, drainage and sump pumps, calibration of controls and boiler systems. Applicants must have a valid STATE OF OHIO COMMERCIAL DRIVERS LICENSE (CDL) Class “A” or “B” with Airbrake endorsement or must be able to obtain a CDL within three (3) months of their hire date. The Vending Refrigeration Mechanic is responsible for removal and installation of refrigeration units as needed, Associates are also responsible for cleaning, repairing, and testing units to ensure proper operation of the system.


  • Mechanically remove and assemble motors, controls, switches, gauges, wiring harnesses and fans. May install wiring to connect to electrical power source.
  • Properly recover refrigerant based on EPA guidelines.
  • Tests equipment to ensure proper function
  • Maintain an organized and clean work area.
  • Maintain positive relationship with employees and customers
  • Other duties as assigned
Requirements:


  • Vending equipment experience is a plus
  • Prior experience working as HVAC tech preferred
  • Experience with soldering and or brazing copper fittings preferred
  • Critical thinking skills required to diagnose and fix vending machines;
  • Attention to detail is imperative;
  • Demonstrated ability to use a multi meter.
  • Prior experience using hand tools, pneumatic tools and cordless hand tools;
  • Ability to follow direction;
  • GED or High School Diploma preferred
  • HVAC certification or equivalent license preferred or in the process of acquiring
