1. Participate in maintenance projects as directed.
2. Provide consistent service to persons of all ethnic backgrounds and make and effort to understand the problems of all tenants.
3. Perform general electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
4. Perform general plumbing work, such as clearing stoppages, replacing fittings, etc.
5. Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, locks, etc.
6. Paint - interior and exterior, as required.
7. Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors.

9. Assist is grounds work when necessary, including snow removal (shoveling) and must be able to lift 50 pound bags of ice melt and place product in spreader.
10. Repair concrete, masonry, roof, fencing, when required.

12. Participate in a standby emergency schedule for evening, weekend, and holiday coverage.
13. Assist in stock control and utilization of maintenance materials.
14. Assist in completion of work order requests and adhere to maintenance priorities.
15. Assist the Property Manager and the Supervisor in scheduling and performing annual apartment inspections.
16. Assist in the refurbishing of vacant apartments.
17. Assist in preparing accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories and purchase orders.
18. Assist in the performance of scheduled maintenance on all equipment based on the manufacturers’ recommendations and operating manuals.
19. Periodically inspect all units, buildings and common areas, performing repairs and janitorial assistance as needed.
20. Have knowledge regarding water and gas meter cutoffs, all apartment fixture cutoffs, sewer clean-outs and post map of same.
21. Make sure storage areas and entrances are locked and adequate lighting in those areas is maintained as directed.

GENERAL SUMMARY
Under direct supervision, the Service Technician maintains the interior and exterior of the Community, and assists with minor repairs such as electrical, plumbing, concrete, masonry, roofing, painting and carpentry. Exterior maintenance includes grounds, signage, outdoor furniture, pool upkeep, litter, and snow/ice removal. Practices proper safety procedures and works to meet and maintain local, state and federal codes. Interacts with residents, owners, employees, visitors, guests and suppliers in a professional, courteous, prompt and friendly manner. May be required to work on-call and respond to emergencies, and/or live on-site consistent with Community needs.
ESSENTIAL JOB FUNCTIONS
- Maintains interior physical appearance of Community, including vacant apartment preparation, painting, upkeep of common areas, minor HVAC, carpentry, masonry and general maintenance. Repairs windows/glass, window frames, screens, doors, locks and other repair areas as needed
- Maintains grounds by removing litter, trash and debris on a daily basis. Sweeps parking lots and sidewalks after each trash collection. Maintains clear and safe walkways, entrances, interior/exterior hallways, driveways and parking lots, and removes snow and ice during winter. May assist in weeding flower or shrub beds and tree bases during the summer season
- Plants and maintains the landscape (flower beds, trees and shrubs), maintains the lawn sprinkling system, and maintains Community related signage
- Promptly completes daily work assignments in a professional, courteous and friendly manner insuring compliance with federal, state and local codes, as well as Community Policies and Procedures, and accurately completes service requests and related documents
- Assists in inspections of interior and exterior of Community and reports any property deficiencies, including building structure, roofing, roadway, sidewalks, appliances or equipment
- Follows all safety practices and consistently operates in a manner that protects people and the environment
- May be required to live on-site to respond to emergencies, and may be assigned to work on-call as scheduled
SUPPLEMENTAL JOB FUNCTIONS
- Insures that Maintenance Supervisor is informed of all supplies needed
- Insures proper cleaning and maintenance of equipment
- May have to answer inquiries from residents and owners in Supervisor’s absence
- Other related duties as assigned
MINIMUM JOB QUALIFICATIONS
- Possess ability to pass Level I Maintenance Certification exam within six (6) months of hire
- Must possess good mechanical ability
- Must possess good interpersonal/communication skills and a high level of trustworthiness
- Must be detail oriented with the ability to follow detailed instructions and to properly use tools and equipment
- Must be able to stand, bend, stoop, climb and lift up to fifty (50) lbs
- Must be a team player, ready to help out where and when needed
- Must be able to respond promptly and effectively in emergency situations
- Must be dependable and reliable
- Must be neat and clean in appearance
PREFERRED JOB QUALIFICATIONS
- One (1) year Service Technician experience
- Experience in working in light electrical, plumbing, HVAC, carpentry repairs and other related areas
- High School diploma or equivalent
- Working knowledge of trades, including HVAC, carpentry, masonry, etc.
- Skilled Trade certification
- Knowledgeable of federal, state and local codes (including Fair Housing and EEO laws) and proper safety procedures
- Knowledgeable in freon recovery and waste management
WORKING CONDITIONS
- Frequent bending, stooping, lifting (up to fifty (50) lbs.), pulling, carrying, shoveling or moving heavy weight material(s) in difficult work positions, climbing on ladders, etc.
- Exposure to adverse weather conditions
- Intermittent to continuous interaction with others, including residents and co-workers
