Job Summary and Qualifications

POSITION SUMMARY:

Under general supervision, performs a variety of skilled and semi-skilled maintenance, plumbing, carpentry and heating/air conditioning tasks, installing and repairing equipment.

POPULATION SERVED:

1. ESSENTIAL FUNCTIONS: Installs repairs and performs preventive maintenance on various equipment in accordance with diagrams, operating manuals, maintenance schedule and manufacturer specifications using hand and power tools and precision measuring and testing instruments.

2. Operates, test and maintains diesel engine unit used for emergency power and related storage tank and transfer pumps.

3. Maintains and repairs air handler, exhaust fans, supply fans, patient beds, sterilizes, generators and oxygen, vacuum and pneumatic tube systems.

4. Repairs, operates and maintains hot water heating water systems to boilers, transfer pumps, heating coils, piping and related controls.

5. Inspects, installs, repairs and replaces pipes, fittings and plumbing fixtures to maintain the heating, water, gas and draining systems.

6. Cuts and thread pipes, fits valves, couplings and other specified parts to piping sections and plumbing fixtures.

7. Constructs repairs and maintains furniture, wall partitions, cabinets, doors, windows, building framework and related carpentry duties using hand and power tools.

8. Calculates quantity of materials needed and other supplies to complete an assigned project.

9. Measures and cuts to size floor tiles, Formica counter tops, ceiling tiles, window glass when installing or replacing items.

10. Reads blue prints or specifications to determine materials, time and methods used in completing assigned projects.

11. Prepares surface and applies coats of paints, varnish, stains, or enamels to decorate and protect interior and exterior surfaces, trimmings, and fixtures of the hospital.

12. Performs landscaping and round maintenance to include watering, mowing and edging, fertilizing, reseeding, weeding, and moves decorative stones and sweep sidewalks as assigned.

13. Performs maintenance and repair of landscaping sprinkler system components.

14. Keep up to date preventive maintenance records.

15. Must be accessible for emergency and on-call duties on a 24-hour basis.

16. Shall observe safety rules and regulation at all times.

LICENSURE/CERTIFICATIONS

Journeyman license for the State of Texas in Plumbing, Electrical or Mechanical Preferred.


REQUIRED/PREFERRED EDUCATION/EXPERIENCE

Graduation from high school or equivalent with supplemental apprentice training or trade school training. At least two years of hands-on experience in facility maintenance trade preferred.

PREFERRED EDUCATION, LICENSURE, CERTIFICATION, EXPERIENCE, SKILLS, KNOWLEDGE AND ABILITIES

Knowledge of relevant building codes; knowledge of the materials, tools and techniques of carpentry, plumbing, maintenance or HVAC trade.

Ability to work from sketches, blue prints and written instructions; ability to exercise initiative and judgment in estimating the methods, materials and time needed to complete assigned projects; ability to troubleshoot equipment or plumbing malfunctions so as to identify the problem and take appropriate action to correct the situation: ability to work rapidly and efficiently under emergency situations; ability to follow oral and written instructions; ability to lift, push, or pull objects, weighing up to 50 pounds; ability to perform work in rather inaccessible areas.

SKILLS, KNOWLEDGE, AND ABILITIES

The HVAC Mechanic shall be responsible for performing routine maintenance and service repairs on heating, ventilating, and air conditioning systems. Shall also be responsible for the installation of new units or replacement parts for existing units according to specifications and established safety guidelines. Works with manager to determine what tasks need to be outsourced.

  • Assists in troubleshooting, diagnosis, service and repair of heavy commercial air conditioning and multi-zone heating and cooling systems.
  • Test electrical currents or components for continuity, using electrical test equipment.
  • Test pipe or tubing joints or connections for leaks, using pressure gauge or soap-and-water solution.
  • Join pipes or tubing to equipment and to fuel, water, or refrigerant source, to form complete circuit.
  • Reassemble and test equipment following repairs.
  • Repair or replace defective equipment, components, or wiring.
  • Layout and connect electrical wiring between controls and equipment, according to wiring diagrams, using electrician’s hand tools.
  • Install, connect, and adjust thermostats, humidistats and timers, using hand tools.
  • Comply with all applicable standards, policies, and procedures, including safety procedures and the maintenance of a clean work area.
  • Inspect and test systems to verify system compliance with plans and specifications or to detect and locate malfunctions.
  • Perform other related duties as required.
  • Secure and shut down all Acetylene and Oxygen torches after use, store IAW Government, State and Local regulations.
  • Log all freon IAW Fed, State and local EPA regulations.

QUALIFICATIONS - EXPERIENCE, EDUCATION AND CERTIFICATION

Required:

  • High school diploma or equivalent General Educational Development (GED) Certificate.
  • Knowledge of acceptable maintenance procedures and understanding of occupational safety and health regulations.
  • Must have experience in HVAC, air handling, deionizer water, chilled water condenser, hot water, compressed air, electronic gate systems, and boilers.
  • Must have and maintain state HVAC licenses/certifications.
  • Must have a valid state driver’s license with no major infractions.
  • Minimum of two (2) years of experience as an HVAC Mechanic.
  • Reliable transportation to work.

Preferred:

  • A valid driver’s license
  • Boiler experience a plus
  • Experience working in a government facility

The position:

The pay:

  • Complete assigned work orders
  • Ensure all work orders are responded to within 24 - 48 hours

  • Maintain pool and understand basic pool care (chemical readings, making chemical adjustments, and back-washing etc.

POSITION SUMMARY:

The position entails working as a maintenance tech in all aspects of Tropicana's internal Maintenance Service Company's functions, supporting other Maintenance Teams and the Maintenance Regional Manager. A maintenance technician must be reliable and have a great eye for detail.

$13.50 / Hr. depending on experience

They must have technical skills, knowledge of various industry skills such as carpentry, plumbing, appliance repair, HVAC, electrical etc., including but not limited to excel, word, data entry and navigating through mobile applications or via the internet to order materials and supplies Leadership and technologically inclined are a must with todays' advances in technology in the maintenance industry.

The goal is to ensure that our facilities are always in a presentable, safe, sanitary and sound condition. A detailed summary of skills needed are below.

Requirements

  • Three years of proven experience as maintenance technician or similar role within a similar environment/field.
  • Bilingual and fluent in English and Spanish
  • Strong technical knowledge of HVAC, plumbing, electrical and appliance repair
  • Knowledge and understanding of OSHA regulations
  • Knowledgeable of Excel, Word, mobile applications, data entry and internet
  • Strong organizational skills
  • An eye for detail
  • Excellent communication and interpersonal skills
  • High school diploma; Degree or hours from a vocational school will be a plus
