Responsibility:
Responsibilities of the HVAC installer include, but not limited to:
- Maintain and repair or replace components on various air conditioner units' chillers, rooftop units, wet and dry side systems, cooling towers, centrifugal, hermetic, screw, and scroll compressors.
- Install, alter and repair sheet metal products and equipment ducts and hoods for HVAC systems utilizing blueprints, drawings and work orders.
- Maintain and repair major steam or hot water leaks throughout system, repairing or replacing steam or hot water heating piping and associated equipment parts as needed.
- Maintain and repair various refrigeration equipment.
- Install, maintain, and repair D.D.C. controls, BAS, cabling, relays, and all associated equipment. Must be able to communicate with various building automation systems from work station or computer.
- Install, maintain, and repair fan, cabinet, and unit heaters.
- Install, maintain, and repair gas heating equipment.
- Occasionally assist boilermakers with repairs.
Qualifications:

· Schedule employees and vendors in cooperation with Maintenance Supervisor and Community Manager.
· Participate and lead the weekly safety meetings and enforce all safety protocols without exception.

· Respond to emergency calls in accordance with work order priority system (including evenings, weekends, and holidays).
· Assist with and ensure compliance of existing preventative maintenance programs.
· Assist with and participate in snow removal operation.
· Assist with and participate in the moving of supplies, parts, appliances, HVAC equipment, glass, equipment, tools, etc.
· Place approved supplies orders and manage inventory.
· Eliminate waste and assist in budget spending controls.
· Assist with and participate in maintaining the pool and associated equipment (if applicable).
· Notify supervisors of any known or potential liability risks as soon as they become known.
· Assist other communities if asked to do so.
· Adhere to all Landings Management, LLC policies and procedures and all government regulations such as Fair Housing and American with Disabilities Act.
· Any other items the Maintenance Supervisor, Community Manager, or senior management may require.
· Employees must never be impaired or under the influence of alcohol or any mind-altering drug or medication, whether prescribed, over the counter, and including medical marijuana, at any time during the workday, including while on call, while driving a company vehicle and/or while on any company business. Maintenance supervisors and technicians must be able to respond timely in the event of any emergency, recognizing that the timing of emergencies is unpredictable, and be of sound mind and able to exercise sound judgment when at work, while on call, while driving a company vehicle, or while on any company business. Any employee who the company concludes is impaired or under the influence while at work, which includes all times the employee is scheduled as on call, may be subject to disciplinary action, up to termination of employment. The company may, in its discretion, require suspicion-based alcohol and drug testing. On call means that the maintenance supervisor or technician is the employee assigned to be on call for emergencies and any work that is required after normal business hours for that period and that they may or may not have work or emergencies to respond to but must always be able to do so unimpaired while on call.
