  • Assigns, supervises, and verifies completion of routine maintenance and operation of physical structure of the casino, all mechanical, electrical, HVAC systems and any other related equipment which contributes to the safe and effective operation of the facility. Visually inspects quality of work and assigns staff and supervises outside contractors in tasks according to performance and productivity standards.
  • Ensures operation is OSHA and Hazcom compliant; including maintenance of departmental MSD Sheets.
  • Reviews guest complaints/concerns and takes appropriate action.
  • Schedules Team Members to guarantee maximum productivity and guest satisfaction with a minimum outlay of expenses in terms of labor and material.
  • Plans and conducts Team Member meetings. Attends other related meetings to obtain and disseminate pertinent information.
  • Evaluates condition of furniture, fixtures, décor, etc., during continuous visual inspection of public areas. Makes recommendations and assists in the coordination and design of rehab projects.
  • Resolves problems that are within the position's scope of authority and recommends courses of action to resolve problems that are beyond the scope of authority to the position’s supervisor.
  • Keeps position supervisor informed of relevant activities.
  • Reviews the work activities of subordinate employees to ensure that work is being performed within the standards established by management.
  • Other duties as assigned.

Regulatory and Compliance Responsibilities: In addition to the other duties described herein, each Team Member has the following responsibilities related to compliance with laws and regulations.

  • Attend required training sessions offered by the Company.
  • Obtain and retain required license(s).

Position Qualifications: High school diploma or GED certificate. Five years in engineering, facility management, janitorial services or a related area, with progressive supervisory/managerial experience is required. Must have an occupationally significant combination of vocational education, apprentice training, in-plant training and/or on-the-job training; equivalent combination of education and experience may be considered. Must have experience in some or all of the following: major mechanical systems, fire & life-safety equipment, grounds, parking, lighting systems, plumbing, kitchen equipment, electrical, controls and any other systems and equipment comprising the physical structure and appurtenant infrastructure. Working knowledge of Excel and Word required. Must be able to formulate and communicate ideas and to make independent decisions. Ability to work in an environment exposed to secondhand smoke, moderate to loud noise levels and varied light levels including flashing lights.

Your role

Harbor's Edge is a premier resort-style Continuing Care Retirement Community (CCRC) located on the harbor in Norfolk, Virginia. Harbor's Edge has a $225 million expansion underway, the River Tower, that includes an additional 24-story tower, doubling the square footage and adding 147 residential living units and 20 assisted living units. When complete, Harbor's Edge will have 300 residential units in addition to a 33 bed (Medicare/Private Pay) Skilled Nursing unit and 80 Assisted Living/Memory Care units. Harbor's Edge is seeking a Maintenance Technician with HVAC experience to join our Plant Operations Team at our state of the art facility in downtown Norfolk. The Technician will be responsible for providing preventative maintenance, repair, and upkeep of the buildings, grounds, equipment, and other household and commercial appliances. Candidates must have strong technical skills, to include: plumbing, electrical, drywall patching, painting, & light carpentry. The ability to remove, set, and grout ceramic tile is a plus. Additionally, the successful candidate should have strong interpersonal and customer service skills.


Responsibilities

  • Maintains facility and equipment in good condition, ensuring a safe, clean, and orderly environment
  • Performs the installation, maintenance, and repair of heating, ventilation, and air conditioning equipment and other household and commercial appliances
  • Performs necessary renovations and refurbishment as directed
  • Performs all scheduled and unscheduled routine maintenance, repairs, and other maintenance tasks safely, efficiently, and in accordance with established procedures

Your role

As an HVAC Service Technician, you will troubleshoot, diagnose, and repair all aspects of residential/light commercial HVAC systems. In addition, you will be responsible for ensuring the satisfaction of each customer you work with by presenting information about the diagnostics and options for repairs, answering their questions and addressing their concerns to the best of your knowledge. Here are a few more specifics of what you would be doing each day:

  • Maintain truck inventory and keeping your service vehicle organized and clean.
  • Communicate with dispatchers, other technicians and managers to provide customers with services outlined per company procedures and policies.
  • Serve existing and new accounts by analyzing work orders, addressing customer issues and ensuring effective and long-term problem resolution.
  • Take care of equipment, troubleshoot breakdowns, maintain supplies, perform preventative maintenance and repairs within manufacturer and code guidelines.
  • Thoroughly document the equipment and work you are performing to follow manufacturer warranties and vendor protocols.
  • Maintain professional conduct in all work situations and have the ability to adapt well to different types of working conditions.

What do I need to be successful?

  • At least 10+ years of experience as an residential/light commercial HVAC Technician.
  • High School Diploma or GED
  • Ability to pass a background check and drug test.
  • Strong customer service and communication skills.
  • Self-motivated and have a strong work ethic
  • Detail oriented and an understanding of the importance of safety
  • Able to meet the physical demands within work environment.
  • Clean, professional appearance.

A successful Recreational Vehicle (RV) Technician will have strong attention to detail, be self-motivated and well-versed in all maintenance and repairs.

Essential Job Functions:

  • Provide and document complete diagnostic test and repair or replacement services to customers
  • Perform electrical, plumbing, carpentry and appliance maintenance
  • Track all parts and materials used in repairs or replacements
  • Keep supervisor appraised of work progress
  • Ensure that the final work product meets quality standards and is inspected by supervisor or designee
  • Maintain a safe and clean work area for customers and coworkers

Essential Job Skills:

  • Certification from college or technical school in trade field (HVAC, Electrical, Plumbing, Maintenance, etc.) is certainly helpful but, we also consider applicable work experience
  • Minimum of 1-year service technician experience or related fields preferred RVIA certification helpful but not required
  • RVIA certification helpful but not required
  • Valid driver's license
  • May lift up to 25 lbs and/or move up to 50 lbs. with assistive devices
  • Prolonged periods of standing, stooping, crawling, and bending
  • Exposure to heights and hazards related to working with electrical and welding equipment
  • Environmental conditions include heat, cold, humidity, noise, dust and wetness
