Maintenance Renovation Manager Job Description
Our family-owned real estate company has a full-time, Maintenance Renovation Manager position available. We are looking for someone with a minimum of three years of experience in renovation. This could be perhaps running your own business or as a contractor, or other remodeling experience. This role would be responsible for managing specific renovation and remodeling work for a set amount of units. Our employees are important to us and growing personally and professionally is integral to providing high levels of employee satisfaction and great service to tenants. The Maintenance Renovation Manager is responsible for ensuring that units that need more intense remodeling are finish on time and on budget as well as meeting company standards and applicable laws. The Maintenance Renovation Manager will also occasionally help on work orders for other units as a member of the maintenance team. These workorders usually include diagnosing problems and/or making repairs in his/her area of expertise such as plumbing, HVAC, drywall, electrical, pool, carpentry, exterior structural and/or appliance.
Tasks
- On-Call Schedule: Ability to commit to a 24-hour on-call schedule established by the team supervisor and rotated with team members. While on duty, calls must be responded to by phone within 15 minutes and repair must begin within 30 minutes if emergency situation is determined.
- Winter Snow & Ice: Must be available during weather-related events such as snow and ice. Position requires snow removal, shoveling and salting.
- Vacancy & unit turn-overs & Remodels: Ability to asses damages and make a judgement call on what needs to be remodeled & renovated vs. repaired. Ensures that new tenants moving in have a fully-functioning, beautiful, and clean space.
- Outdoor Grounds: Responsible for maintaining and/or recommending enhancements for an overall good first impression of common areas and external curb-appeal. This includes things such as bush trimming, mowing, snow removal, landscaping, pool maintenance, picking up trash, sweeping sidewalks/driveways, watering &weeding landscape as well as cleaning offices, hallways, restrooms, lounge areas, stairways
- Supervisor Work Orders: Carry out work requested by supervisor such as repair of concrete, molding, masonry, roof, broken glass, tile, carpet, screens, garbage disposal, fixtures, fencing, installation of fire extinguishers and smoke detectors, painting interior/exterior,
- Tennant Work Orders: Perform work order/service requests within 24 hours of maintenance ticket submission and properly close-out request in system once work is complete. Work order examples include repairs on items such as appliances, fixtures, switches, filters, and leaks.
- Preventative Maintenance: Assist in inspection of properties. Perform 'tests', on all property equipment (to include electrical, plumbing and heating) and listen for unusual sounds from equipment, detect malfunction and discuss machine operation variation with supervisor or other maintenance workers to troubleshoot, diagnose problem or repair on machine.
- Teamwork: Be able to work as a team as well as independently. Help fellow teammates while being flexible in transferring to other local properties if required.
- Reporting: Accurately and honestly give account of any incidents to the property manager and maintenance supervisor for proper documentation, troubleshooting and resolution.
- Maintenance Shop Organization: Responsible for bringing tools to utilize on site for maintenance repairs. Also Responsible for daily clean-up of Maintenance Shop and notifying supervisor if something needs to be replaced/added/or fixed in the maintenance shop. Assist in maintenance of maintenance materials and supplies.

Basic level installation, decommissioning and troubleshooting problems of network equipment and circuits.
