SUMMARY

ESSENTIAL FUNCTIONS
- Prepares all market ready apartments, which may include painting, carpet cleaning/repair, general repairs, and housekeeping to ensure a quality product to our residents.
- Completes resident service request in a timely manner.
- Has knowledge of various maintenance functions including and not limited to plumbing, pool maintenance, air conditioning, heating, general carpentry skills, appliance, electrical, painting, caulking, snow removal, scheduling, and life safety issues.
- Maintains grounds, pools/ hot tubs, common areas, and dog parks to keep them clean, free of trash, debris, and other safety issues.
- Performs on-call emergency procedures as required. Must be able to work any shift Sunday-Saturday to support the company's business needs in addition to on call duty.
- Reports any maintenance issues that affect the budget such as life safety, vacant repairs, property damages, and common area needs to the manager.

SERVICE SUPERVISOR
The Service Supervisor is responsible for maintaining the physical condition of the Haven at Lewisville Lake. a luxurious 180 unit Active Adult property. This position will direct and assist in all phases of maintenance operations and will have oversight and supervision over the Site's assistant maintenance technicians and/or porters.

RESPONSIBILITIES
The responsibilities that are listed below are not all inclusive; however, they are indicative of the type of responsibilities normally performed by the Maintenance Director:
· Assesses and prioritizes all work to be performed onsite to include the following: Maintaining inventory of equipment, tools, and work materials and establishes and completes daily work schedules for maintenance duties and ensures quality of work for duties performed.
· Notifies Property Manager of all problems and potential issues of concern and maintains working knowledge of all utility sources and supply lines.
· Assists the Property Manager with the scheduling and status of units under renovation.
· Recommends necessary and desirable improvements to the property and its physical assets; researches and obtains best-fit vendors for quality and price.
· Establishes and maintains preventative maintenance items and consults with the Property Manager in order to maintain the property within the guidelines of the budget.
· Completes regular inspections of the assigned property and handles all emergency situations that may arise and communicates all details of the incident to the Property Manager.
· Holds regular monthly meetings with site staff reviewing safety, organization, training and policy review.
· Performs snow removal from all needed areas and maintains all appropriate equipment.
· Covers or assigns all after hour coverage of the assigned property.
· When necessary, paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation and perform all necessary maintenance both the exterior and interiors of all buildings of the property assigned.
· Provides direction and oversight to the maintenance assistants, technicians, and/or porters.
QUALIFICATIONS
