Responsibilities and Qualifications:
The Service Technician has the responsibility of understanding and completing routine repairs necessary for the repair of customer vehicles. This individual will perform general repairs and diagnosis with some assistance. These repairs include but are not limited to light engine work, transmissions, clutches, drive shafts, electrical systems (starters and alternators) HVAC systems, steering & suspension systems. This individual will have a majority of their manufacture certifications.
  • Make accurate use of the multi-point inspection form on each vehicle
  • Document all work performed and recommended on assigned repair order
  • Communicate with service advisor when additional work is needed or if repairs cannot be completed within the promised time
  • Maintain technician proficiency as specified by Asbury standards
  • Conduct road test to determine work needed and to confirm work was successfully completed when necessary and practical
  • Perform all levels of diagnosis and repair on vehicles
  • Perform all levels of preventive/routine maintenance services
  • Utilize product and technical training as assigned by the manufacturer and management
  • Participate in manufacturer-sponsored training programs and schools to continuously expand your knowledge of new technology
  • Maintain manufacturer (CSI) Customer Satisfaction Index at or above the Asbury specified goal(s) in service for district, regional and national scores
  • Complete the work, notations and time-keeping necessary to the successful completion of warranty repair orders and the filing of warranty claims
  • Report to management any situation or condition that would jeopardize the safety, welfare, or integrity of the dealership, its customers or employees
  • Take care to ensure that customer’s vehicles are returned to them as clean as they were prior to being serviced
  • Understand and complete required training for compliance with federal, state, and local regulations, such as hazardous waste disposal, OSHA Right-to-Know, etc.
  • Comply with all federal, state and local laws, as well as company policy, regarding safeguarding all customer vehicles, property and information

Summary

This position is responsible for maintaining Spire facilities by performing building repairs, maintenance, and additions to keep buildings, furniture, equipment, infrastructure and grounds in excellent order and condition.

Duties and Responsibilities

  • Performs routine preventative maintenance to ensure the physical structure of the establishment is in proper repair and building systems are operating efficiently
  • Adds, manages and responds to on-demand maintenance requests utilizing the computerized maintenance management system (CMMS), tying repairs to building assets within the system
  • Performs or assists in the performance of work in carpentry, painting, plumbing, masonry and other trades related to the construction, maintenance and development of company properties
  • Test and service light and power distribution circuits, having sufficient experience to locate electrical trouble and perform all electrical work in accordance with Code requirements
  • Operates, repairs, and maintains heating and air conditioning services
  • Repairs and maintains electronic, voice, and data systems
  • Moves office furniture, boxes and sets up conference rooms

Position Purpose:

This safety sensitive position will assist and work with the Maintenance Supervisor and Community Manager to perform the necessary repairs and preventive maintenance throughout the entire property.  This position is responsible for maintenance of the residential apartment homes, public space, outside grounds and equipment.

Each community location has pre-designated office hours which this position will need to accompany to ensure community operations are functioning effectively.

Key Contributions:

Property Appearance/Upkeep: Keep the property in a neat, clean, and well-maintained condition. Daily exterior and interior inspections of the community to assure.   Cross utilization of Groundkeeper duties may be required.

Appliance Maintenance: Trouble-shoot, diagnose and correct minor failures to air conditioning and heating units.  Repair minor electrical and plumbing problems.

Make Ready:  Responsible for bringing units up to market ready condition in accordance to company standards.  Some painting may be required.

Laundry room: Maintain laundry rooms to guidelines of the company.

Pool Maintenance (if applicable): Completion of daily chemical inspections, maintenance and cleaning to meet city codes and company standards.

Customer Service: Ensure that the property meets and exceeds company standards for resident satisfaction and is available for on-call emergencies (i.e., snow removal) per Community Manager's request.

Perform other duties as needed.

Education: None

Licensure:

  • Valid Driver’s License for all Mercy locations
  • Mercy Arkansas Hospitals require High Pressure Boiler Operator’s License administered by Arkansas Dept. of Labor and Licensing where boilers are installed. Incumbents must have license.  New hires must obtain licensure within 90 days of employment.
  • Mercy OKC Hospital requires Class III Boiler Operators License administered by Oklahoma Dept. of Labor where boilers are installed. Incumbents must have license.  New hires must obtain licensure within 90 days of employment.
  • Class C Tank Operator Training and Certification required for all Mercy locations. Must achieve certification within 90 days of employment.
  • EPA Universal Certification as required by 40CFR, Part 82, Subpart F for all Mercy locations. Must achieve certification within 12 months of employment.

Experience: 1 to 3 years commercial experience working with HVAC, boilers, and refrigeration equipment.

Certification/Registration:  EPA-approved Universal Certification for handling Refrigerants

Community Action of St. Louis County (CAASTLC) is seeking Weatherization Auditors. We are committed to helping the families and communities of St. Louis County prevent the conditions of poverty for present and future generations.

The Weatherization Auditor conducts home inspections and weatherization energy audits in accordance with Department of Energy program guidelines. All equipment required for the position is provided by CAASTLC, along with training to ensure correct use and maintenance of equipment.

The architect works with the MBS team, stakeholders, local community groups and the design consultants, engineers, environmental and soils consultants, etc. in developing the design solution.

Primary Responsibilities

  • As part of the development team, help determine the development design program that best meets the stated goals of MBS and the community, establishing the development budget and determining the best design approach for the proposed site.
  • Solicit proposals and contract for master planning, architectural, and engineering consultants required for each project. This includes contract negotiations with the design professionals and coordinating the contract language with our legal counsel.
  • Work with the consultants, Government officials, and regulatory boards to obtain all governmental and financial institution approvals for the proposed development.
  • Review and analyze the proposed designs and the various reports from the consultants and act as liaison regarding this information with other MBS personnel.
  • Coordinate and direct the A/E team in their efforts from original concept through construction documents. Determine the appropriate design, building systems, layouts and finishes. Review the design for cost efficiency; develop alternatives or revisions until project meets the budget. Ensure conformance to MBS design standards and the agreed upon program. This include determining the appropriate green building program (i.e EGC, LEED, NGBS, or other).
  • Direct the efforts of the design consultants in evaluation of the site and existing utilities. This includes engaging surveyors, geotechnical engineers, environmental consultants, and possible others to assess the site conditions. Define the scope of any building abatement and demolition, and site preparation. The site preparation scope may include site remediation plans coordinated with our environmental consultant.
  • In conjunction with the design team, coordinate with the City and local utilities companies for placement of new or upgrades to existing public improvements and utilities. Work with City departments and utility company to ensure the City commitments are met, i.e. public improvements and streetscape, new utilities, etc.
  • Arrange for any vacation, replatting, subdivision, property acquisition exhibits and/or utility easements that may be required. Coordinate with the title company, engineering consultant and in-house legal in reconciling the title commitment.
  • Arrange for peer reviewed of the design documents for compliance with the Fair Housing Act, UFAS, ADA and Local or State accessibility requirements.
  • Arrange for the peer review of the mechanical design for compliance with MBS HVAC design strategies.
  • Coordinate and secure the necessary Section 106 Historic Review and submittal to the SHPO. This may include negotiating issues with SHPO and/or NPS to ensure conformance with Department of Interior Standards.
  • Review design with MBS leadership, management, and asset management at regular intervals.
  • Assist the project manager in determining the means of selecting a general contractor. Prepare requests for qualifications and/or proposals for general contractors. Negotiate the final construction contract amount, including any value engineering with selected contractor, and prepare the construction contract for closing.
  • Review plans and specifications with the Owner’s Representative during construction to obtain comments and suggestions regarding the project.

Supervisory Responsibilities

This position supervises the architects, engineers, and other consultants for each new project.

Knowledge, Skills and Abilities

This position requires a good working knowledge of urban planning principles, residential construction practices, governmental review processes and construction documents. It also requires the ability to take input generated from a variety of sources, prioritize the important issues and coordinate the efforts of the design consultant to develop a suitable plan.

This position requires good verbal, written communication, and public presentation skills. It also requires the ability to resolve issues in a timely manner and focus on multiple tasks and projects at the same time.

Education and/or Experience

Registered Architect with a bachelor’s degree in architecture or urban planning and five (plus) years of professional experience with an emphasis on residential planning and construction. Experience with a residential development or construction company is a plus.

Work Environment

This full- time position is based in the St. Louis headquarters at 100 N. Broadway Suite 100 St. Louis 63102. The position requires travel, with some overnight stays.

Position Purpose:

This safety sensitive position will assist and work with the Maintenance Supervisor and Community Manager to perform the necessary repairs and preventive maintenance throughout the entire property.  This position is responsible for maintenance of the residential apartment homes, public space, outside grounds and equipment.

Each community location has pre-designated office hours which this position will need to accompany to ensure community operations are functioning effectively.

Key Contributions:

Property Appearance/Upkeep: Keep the property in a neat, clean, and well-maintained condition. Daily exterior and interior inspections of the community to assure.   Cross utilization of Groundkeeper duties may be required.

Appliance Maintenance: Trouble-shoot, diagnose and correct minor failures to air conditioning and heating units.  Repair minor electrical and plumbing problems.

Make Ready:  Responsible for bringing units up to market ready condition in accordance to company standards.  Some painting may be required.

Laundry room: Maintain laundry rooms to guidelines of the company.

Pool Maintenance (if applicable): Completion of daily chemical inspections, maintenance and cleaning to meet city codes and company standards.

Customer Service: Ensure that the property meets and exceeds company standards for resident satisfaction and is available for on-call emergencies (i.e., snow removal) per Community Manager's request.

Perform other duties as needed.

Position Requirements:

Education:  High school diploma or GED required. Pool certification preferred; prefer HVAC certification, boiler certification if appropriate.

Experience:  One year maintenance experience in residential property experience.

Physical & Cognitive: Frequent standing and walking, as well as occasional sitting. Ability to lift, push, pull, and carry up to 110 pounds.  Occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing.

  • Driver must have a valid driver’s license and acceptable motor vehicle record with company insurance carrier
  • Driver must have reliable means of transportation
  • Driver must have the ability to be insurable at standard rates for driving.

In this new role, the Project Manager, Renovations will oversee the make ready process for initial and ongoing turns. S/he will drive key performance indicators including proper documentation, cycle times, adherence to budget and vendor performance.

You'll own

  • Oversee all turnover activities (both initial and ongoing) in assigned MSA
  • Perform due diligence inspections and estimate scoping on properties under contract and future move outs
  • Ensure timely and on-budget completion of all unit turns across the portfolio to minimize downtime and maximize rental revenue
  • Build out and manage appropriate staffing, contractor and vendor levels
  • Perform ongoing training of vendors and team members on newly developed process and procedures

You bring

  • Experience in the St. Louis market
  • 5+ years as a senior superintendent or regional maintenance supervisor
  • Experience building out vendor networks and operationalizing the bidding-to-completion process
  • Extensive knowledge of plumbing, electrical, HVAC, flooring, appliances, and landscaping
  • Mastery of general UBC building codes and rental property health and safety regulations
  • Excellent oral and written communication skills
  • Ability to work efficiently and to multi-task
  • A valid Missouri driver's license
  • Ability to work flexible hours which may include some weekends

What you’ll do on a typical day:

  • Schedule and supervise shop personnel
  • Order parts and manage vendors
  • Ensure technicians receive required training
  • Perform routine maintenance functions and adjustments on all types of class 7 and 8 diesel equipment, forklifts and trailing equipment in compliance with the manufacturers and company’s schedules
  • Safely access any area of the equipment or vehicle to perform necessary maintenance, including inspecting and performing work in, on or under parts of vehicles and trailers
  • Apply knowledge of and work in accordance with the standards of the Department of Transportation (DOT), Environmental Protection Agency (EPA), Interstate Authority and the Occupational Safety and Health Administration (OSHA); follow all rules, regulations, policies and procedures, and lead your team to do the same
  • Repair or rebuild all or parts of various equipment systems
  • Move trailers throughout the property
  • Operate a hostler in all types of weather; safely walk and stand for extended periods of time

 

What you need to succeed at XPO:

At a minimum, you’ll need:

  • 4 years of related work experience
  • ASE Master MD/HD truck certification (if not already in place, will be required to test each session until Master Certification status is obtained)
  • A valid driver’s license
  • Experience in Microsoft Office
  • Ability to diagnose and repair vehicle air conditioning systems
  • To obtain EPA HVAC Refrigerant Recovery and Recycling Certification within 90 days of hire (ASE, MACS or equivalent)
  • Availability to work a variety of shifts, including days, evenings, nights and weekends

It’d be great if you also have:

  • 3 years of hands-on experience as a fleet technician
  • Tractor and trailer experience
  • Forklift repair knowledge
  • Basic welding skills (Oxy/Acetylene, MIG and ARC)

This job requires the ability to:

  • Lift objects of various shapes, sizes and weights up to 50 lbs. frequently and greater than 75 lbs. occasionally
  • Reach (including above your head), bend, climb, push, pull, twist, squat and kneel
  • Walk and stand for extended periods of time on a loading dock that is not climate-controlled and may be slippery
