MAINTENANCE

Reports To: Community Manager Position

Overview:
In this role, we are relying on you to keep the community grounds safe, organized, well maintained, and fully stocked with necessary supplies. You will be interacting with residents and ensure the timely and satisfactory completion of tasks as they come up. You will also be a key player in the upkeep of community assets including various equipment, building interiors, and the pool area. If an emergency does come up, your supervisor will be asking you to come to the rescue.

Essential Functions:

• Clean vacant lots
• Respond to resident service requests when applicable
• Maintain the storage compound in a safe and organized manner
• Maintain and organize tools, the maintenance facility, and equipment
• Coordinate new home delivery and set-up, and request any warranty or follow-up work with the Community Manager and manufacturers
• Order supplies, tools, and equipment (with Management approval)
• Read water meters, identify, and resolve leaks within the community as applicable
• Deliver resident notices as requested by management
• Complete required percentage monthly Gold Key Service; interacting with house pets when applicable
• Maintain all utility facilities within the community
• Follow safety precautions including chemical use and OSHA logging
• Complete all work in a timely manner, without sacrificing quality
• Maintain professional behavior which does not interfere with the individual’s work, the work of another team member, or the quality of life for community residents
• Maintain and track all community assets including grounds, buildings, equipment, pools, etc.
• Keep the community grounds and common areas clean, free of debris and trash
• Snow removal when applicable
• Respond to emergency calls as directed by supervisor
• Maintain all OSHA and PPE equipment as required by Company/State standards
• Be able to use tablet and or computer for tracking and logging of workorders, timely completion of these orders
• Log and maintain all Service vehicles according to company/state guidelines
• Complete Incident/Accident Reports in a timely fashion
• Measuring lots and keeping up to date on city setback guidelines
• Ability to learn and apply knowledge of landscaping, home refurbishment
• On-call emergency maintenance rotation
• Additional duties as assigned by supervisor and subject to change

Physical Requirements:

• Ability to stand and walk for up to eight (8) hours per day
• Use and hands, including fingers, to handle or feel objects, tool or controls which may be of a repetitive motion

We are seeking Industrial Ammonia Refrigeration Service Technicians to fill openings across the United States. Interested candidates should have a minimum of 3 years of progressive work experience in Ammonia refrigeration service and hold a valid driver’s license & safe driving record.

Responsibilities of the Industrial Ammonia Refrigeration Service Technicians:

• Provide ammonia refrigeration repair and maintenance support to industrial accounts in the food and beverage, refrigerated storage, pharmaceutical, and gas processing industries.
• Perform routine and emergency service on Ammonia and Freon refrigeration equipment commonly found in industrial applications. This includes a working knowledge of screw and reciprocal compressors, electrical troubleshooting all common types of ammonia central systems & control/alarm systems.
• Demonstrate an understanding of and adherence to all work safety policies, procedures, and governing requirements.
• Maintain and manage truck inventory and/or job tool boxes in an accurate, neat and orderly manner as well as adhere to vehicle maintenance program guidelines (If applicable).

Job Summary

The electrician performs work associated with fabrication, installation, inspection, and repair of electric and power distribution circuits connected to and including production plant machinery and equipment. The scope of the work includes installation, layout, test, renovation, and repair of all types of company electrical and electronic equipment utilized within the plant.

Electricians may use a variety of electrical hand tools, meters, and analytical instruments to test, examine, and repair faulty equipment. Maintains good housekeeping in job work areas. Obtains necessary material required for job and completes proper job work orders or other documentation required within maintenance operation.

Job Duties

• Installs power control and data conduit and wiring for newly installed machines and equipment such as but not limited to:
• Robots, conveyors, PLC's, manufacturing equipment, large motors, distribution equipment, building services, etc...
• Must follow electrical code and blueprints using hand tools and voltage meters.

• Connects power control and data wiring to and between machines and equipment.
• Must be able to use equipment manuals, schematics, hand tools, computers and diagnostic equipment.

• Diagnoses malfunctioning apparatus such as but not limited to:

• Diagnoses and repairs printed circuit boards as required
• Performs electric motor repairs such as but not limited to:
• Preventive maintenance on motor leads, changing of motor filters, bearing lubrication and inspection and general clean-up.

• Install and maintain high and medium voltage distribution equipment and cabling. Will be familiar with all testing and maintenance procedures associated with our distribution system.
• Knowledge of Industrial or facilities electricity. i.e. lighting, outlets, HVAC equipment.
• May plan, layout and install wiring, conduit and electrical apparatus in buildings, minor machine installations and modifications.
• Must be able to use a computer for program modification and verification, troubleshooting and reporting in regards to PLC's. Also must be able to use the computerized maintenance management system for work order processing and spare part procurement.
• Will be instructed in and expected to follow all safety procedures.
• Reports all program changes and machine modifications to the plant engineering department. Assist with maintaining accurate wiring diagrams, control diagrams, and documentation of control programs and other required documentation.

A Technician is primarily responsible for using their experience and technical expertise to diagnose drivability and electrical systems.
