MAINTENANCE

Reports To: Community Manager Position

Overview:
In this role, we are relying on you to keep the community grounds safe, organized, well maintained, and fully stocked with necessary supplies. You will be interacting with residents and ensure the timely and satisfactory completion of tasks as they come up. You will also be a key player in the upkeep of community assets including various equipment, building interiors, and the pool area. If an emergency does come up, your supervisor will be asking you to come to the rescue.

Essential Functions:
  • Clean vacant lots
  • Respond to resident service requests when applicable
  • Maintain the storage compound in a safe and organized manner
  • Maintain and organize tools, the maintenance facility, and equipment
  • Coordinate new home delivery and set-up, and request any warranty or follow-up work with the Community Manager and manufacturers
  • Order supplies, tools, and equipment (with Management approval)
  • Read water meters, identify, and resolve leaks within the community as applicable
  • Deliver resident notices as requested by management
  • Complete required percentage monthly Gold Key Service; interacting with house pets when applicable
  • Maintain all utility facilities within the community
  • Follow safety precautions including chemical use and OSHA logging
  • Complete all work in a timely manner, without sacrificing quality
  • Maintain professional behavior which does not interfere with the individual’s work, the work of another team member, or the quality of life for community residents
  • Maintain and track all community assets including grounds, buildings, equipment, pools, etc.
  • Keep the community grounds and common areas clean, free of debris and trash
  • Snow removal when applicable
  • Respond to emergency calls as directed by supervisor
  • Maintain all OSHA and PPE equipment as required by Company/State standards
  • Be able to use tablet and or computer for tracking and logging of workorders, timely completion of these orders
  • Log and maintain all Service vehicles according to company/state guidelines
  • Complete Incident/Accident Reports in a timely fashion
  • Measuring lots and keeping up to date on city setback guidelines
  • Ability to learn and apply knowledge of landscaping, home refurbishment
  • On-call emergency maintenance rotation
  • Additional duties as assigned by supervisor and subject to change
Physical Requirements:

What you’ll do on a typical day:

  • Perform routine maintenance functions and adjustments on all types of class 7 and 8 diesel equipment, forklifts and trailing equipment
  • Repair or rebuild all or parts of various equipment systems
  • Work in accordance with DOT, EPA, Interstate Authority, OSHA and other rules and regulations
  • Conduct safety inspections on equipment and prepare safety documentation as needed
  • Maintain proficiency with equipment and technologies that enhance productivity
  • Move trailers throughout the property
  • Operate a hostler in all types of weather; safely walk and stand for extended periods of time


What you need to succeed at XPO:

At a minimum, you’ll need:

  • 2 years of experience in general heavy truck repair for commercial fleet operations
  • To obtain EPA HVAC Refrigerant Recovery and Recycling Certification within 90 days of hire (ASE, MACS or equivalent)
  • A valid driver’s license
  • Basic welding skills (Oxy/Acetylene, MIG and ARC)
  • Your own hand tools for tractor-trailer repairs
  • Basic computer skills
  • Availability to work a variety of shifts, including days, evenings, nights and weekends

It’d be great if you also have:

  • Previous or current ASE certifications
  • Experience with trailer repair, diesel engine system diagnostics and preventive maintenance for tractor technicians
  • Ability to diagnose and repair vehicle air conditioning systems

This job requires the ability to:

  • Lift up to 50 lbs. frequently and more than 75 lbs. occasionally
  • Safely walk and stand for extended periods of time on various surfaces that may be uneven or slippery, including working outdoors in inclement weather

Position Overview

The Plant Foreperson is responsible for safely controlling production and load out of materials produced in the batch plant, as well as for scheduling and ensuring timely delivery of supplies to the plant to perform duties in conjunction with dispatch loading operations.

Key Responsibilities (Essential Duties and Functions)

The duties and responsibilities include but are not limited to the following:

  • Enforce company safety rules and conduct safety meetings, including tool box talks; ensure facilities are operating in a safe manner.
  • Accurately batches concrete load according to specifications.  Reads dispatch orders and understands required needs for production of materials. 
  • Conduct batching operations in an efficient and safe manner while complying with all local, state and federal regulations, including but not limited to: OSHA, MSHA, DEP, etc.
  • Conduct batching functions in a professional manner and ensure compliance with job specifications and all applicable environmental and air quality regulations.
  • Prints out invoice tickets on each truck/load and files.  Gives copy of invoice to truck drivers to obtain customer payment upon delivery of materials as needed.
  • Responsible for efficient working condition of plant equipment and trucks.  Performs maintenance to batch plant which includes greasing parts, sweeping, shoveling, performing equipment repairs, and cleaning.
  • Become proficient in all batching, dispatching & Quality Control Software.
  • Manage plant inventory, including daily, weekly, and monthly reporting.
  • Ability to understand appropriate uses of various mix designs.
  • Must complete daily clerical functions including; daily paperwork to Division office (customer Tickets/Inbound Materials/Packing slips), daily bank deposits, etc.
  • Assist dispatch in scheduling drivers based on customer demand. Be familiar with the delivery areas and assist drivers in finding jobsites.
  • Identify and resolve regulatory, safety, personnel, and production problems, in a timely and effective manner.
  • Other duties as assigned.

  • Must be willing to work nights and weekends when necessary.
